Maricopa, AZ Homes with Private Pools

The price of a newly built pool starts at around $15000. There is basically no limit to what a pool can cost but for $30,000 you will get a high end pool. The majority of private pools are priced around $20,000 to $25,000.

In general, it is difficult to receive financing to put a pool in later.

There are two ways to finance the construction of a pool

1.  included with a home loan, The loan to value ratio is a maximum of 115%. That means if you buy a house for 70k then 115% of that is 80,500. The pool can only cost 10,500. First of all a pool costs more than that. Second the minimum loan amount is $15,000. Therefore, the price of the house needs to be at least 100k to allow you to buy a pool for 15k. In addition the buyer's debt to income ratio must be below 40%. That is low compared to what mortgage loans allow that don't include a pool.

2. Regular loan financing. For this you would have to pay back every month at least 2 percent of the loan amount. For example for a $20,000 pool that would be $400 each month.
